The Asphalt Sealcoating Process

  1. Surface preparation. Before sealcoating, the asphalt surface must be thoroughly cleaned. This usually involves sweeping to remove dirt, leaves, and debris. High-powered blowers are often used to remove any remaining dust.

    Any holes, cracks, or damaged areas should be patched or filled prior to sealcoating.

  2. Priming Oil Spots. Oil or gasoline spots can prevent sealcoating from adhering properly. Therefore, any oil spots are cleaned and then primed to ensure proper adhesion of the sealcoat.

  3. Mixing the Sealcoat Material. Sealcoat materials come in concentrated forms and typically need to be mixed with water, sand, and additives according to the manufacturer’s recommendations. This mixture is prepared in a drum or tank.

  4. Application of the Sealcoat. The mixed sealcoat material is applied uniformly over the asphalt surface using squeegees or spray equipment. It’s crucial to ensure an even application without pooling or heavy spots.

    Once applied, the first coat needs to dry thoroughly. The time required can vary based on environmental conditions but usually takes several hours.

    Some surfaces may require a second coat for added protection and uniform appearance. If applied, it’s important to let the first coat dry completely before adding the second.

  5. Drying and Curing. After the final coat, the sealcoated surface must be allowed to cure for a specified period. This usually takes 24 to 48 hours, but the length of time depends on the product and conditions. During this time, the area should be kept free from vehicle and pedestrian traffic.
